There's no single flat rate for pressure washing, and any quote that doesn't ask a few questions first is guessing. What actually drives the price is the combination of how much area needs cleaning, what surface it is, and how long it's been since it was last done. Here's how those pieces fit together, so a quote makes sense instead of feeling arbitrary.

Square footage is the starting point, not the whole story

A driveway and a two-story home exterior of the same square footage take very different amounts of time and equipment to clean properly — height, access, and the number of separate surfaces (siding, soffits, gutters) all add to the job beyond raw area. Square footage gets you in the right neighborhood for a quote, but it's not the full picture.

Surface type changes both the method and the price

Concrete driveways and pavers can generally handle higher pressure, which makes them faster to clean. Painted siding, screened lanais, and roofing need lower pressure and often a different technique (soft washing with a cleaning solution rather than pure water pressure) to avoid damage — that extra care takes more time, which shows up in the price.

How long since the last cleaning matters more than people expect

Southwest Florida's humidity means algae and mildew take hold fast — a surface that hasn't been cleaned in two or three years usually takes meaningfully longer than one on a regular annual schedule, because the buildup has had time to actually bond to the surface rather than just sitting on top of it.
